Project Background
Mr. Thomas first contacted CM Roofing Pros about a roof repair at 2030 Cobble Meadow Ln, Rosenberg, TX 77469, USA. During our call, we offered to inspect the property for storm damage that might qualify for an insurance claim. Upon inspection, we confirmed that there was no storm damage, but we did find extensive maintenance issues and, more importantly, the underlying problem: the home had been built with generic, non-branded builder-grade shingles. These low-quality shingles had failed prematurely, allowing water intrusion across multiple slopes and valleys.
Scope Evolution
The original scope was limited to repairing a single slope with rotted decking. As work progressed, additional issues emerged across other slopes and valleys. After multiple change orders and continued discoveries of widespread water penetration, the property owner and our team agreed that a full roof replacement was the only long-term solution.
We initially offered financing options through our system, but Mr. Reeves ultimately secured his own loan to move forward with the replacement.
